Overview

Nicola C.M. Sullivan is an associate in Nutter’s Real Estate Department. Her practice focuses on all aspects of commercial real estate transactions, including acquisitions and dispositions, real estate financings, leasing, development, and operating projects.

Real estate investment management companies, lenders, developers, hoteliers, and private equity firms rely on Nico’s experience in P3 transactions and bond financings, multifamily projects, complex portfolio transactions, and joint venture agreements. She regularly advises clients on multi-state transactions, student housing and multi-family projects, joint ventures and preferred equity, and leases for office, retail, and lab spaces. Nicola is a member of the Women's Bar Association and NAIOP.

Notable Experience and Client Impact

  • Advised a national developer, owner, and manager of student housing communities in connection with construction, development, management, and operation agreements, including P3 transactions and bond financings
  • Represents multi-family clients in the acquisition, disposition, and financing of multi-family projects, including Freddie Mac and Fannie Mae financing
  • Advises both investor members and managing members in the negotiation of joint venture agreements from formation of the entity through the redemption of a member
  • Advises on real estate components for solar developments, battery storage, and other energy projects
  • Closed over $100 million in hotel transactions, from branded properties to boutiques

Prior to joining Nutter, Nico was a commercial real estate associate at an international law firm. Before that, she was a commercial real estate associate at a regional law firm.
