Situation with Client: Synergy Investments, a Boston-based real estate investment and services company, is actively expanding its portfolio of high-quality real estate assets. Synergy expressed an interest in purchasing 101 Arch Street in Boston, a 21-story, 406,928-square-foot office tower on top of the Downtown Crossing MBTA stop. Action We Took: Nutter represented Synergy in all aspects of the transaction, including negotiating the purchase and sale agreement, handling due diligence, and managing the closing. In addition to the acquisition, Nutter advised on the debt and equity financing for the purchase, including negotiating joint venture agreements and structuring the equity with Synergy’s investment partners, as well as the negotiation of a $65 million mortgage loan with a private investment group to help finance the purchase and fund future improvements.

Result: Synergy successfully acquired 101 Arch Street for $78 million in the largest commercial property to be purchased in downtown Boston in five years. This premier office tower is an outstanding addition to Synergy’s portfolio of best-in-class real estate assets in prime locations.
