Overview

Matthew S. Cote is an of counsel in Nutter’s Real Estate Department. Matt has experience in all areas of commercial real estate transactions, with extensive experience negotiating commercial leases.

Matt counsels landlords, developers, investors, and tenants in the drafting and negotiation of large and small scale commercial leases across all asset classes, including office, life science and biotech facilities, retail, industrial, medical office, mixed-use, shopping centers, and entertainment venues. His advice is sought by a diverse client base, ranging from developers and property owners with extensive portfolios to early-stage biotech companies across the United States.

Notable Experience and Client Impact

  • Represented nationally recognized investment groups in the leasing of assets across Massachusetts, New York, New Jersey, North Carolina, Florida, and California.
  • Represented start-up life science and technology companies with leases and subleases in in Massachusetts, New York, and California.
  • Represented a live music operator in the leasing of space for new venues in Boston and Las Vegas.
  • Represented a national retailer in negotiating new leases and amendments to existing leases across multiple states.
  • Represented a developer in the creation of large and short-form leases for a new, large-scale, retail and warehouse development in Florida and the subsequent leasing of the project.
  • Assisted with corporate acquisitions by leading teams in leasing diligence and in amending existing leases or negotiating replacement leases in order to better position and protect the buyer.
  • Represented a notable developer in its acquisition, leasing, and disposition needs across a large portfolio of office, ground retail, and life science buildings throughout Massachusetts.

Matt was inducted into and is an active member of Lambda Alpha International, a land economics society. Additionally, he was a member of the 2018 class of the Leadership Institute of NAIOP Massachusetts. He co-authored Lease Drafting in Massachusetts, published by Massachusetts Continuing Legal Education (MCLE).

Prior to joining Nutter, Matt was of counsel as part of Goodwin Procter’s commercial leasing team and was a partner in the Real Estate group at Sherin and Lodgen. Earlier in his career, he was a law clerk to the Hon. Harry M. Grossman at the Massachusetts Land Court.
