Overview

Eliza Cox is a partner in Nutter's Real Estate Department and a member of the Development, Land Use and Permitting practice group. Based out of the firm’s Hyannis office, she concentrates her practice on land use and zoning law.

Eliza represents non-profit organizations, private corporations, national developers and individual homeowners before local zoning and planning boards, conservation commissions, and other municipal boards and commissions and she has extensive experience before the Cape Cod Commission.

Eliza’s representative work includes:

  • Development of Regional Impact permit from the Cape Cod Commission for an approximately 110,000 square-foot patient bed addition to a local health care facility
  • Development agreement for a 263,100 square-foot ambulatory medical campus
  • Limited Development of Regional Impact permit for an approximately 18,000 square-foot commercial building
  • Hardship exemption from the Cape Cod Commission and a cluster subdivision special permit from a planning board for a 19-lot residential subdivision
  • Development of Regional Impact permit from the Cape Cod Commission and local permits for an approximately 70,000 square-foot New England chain food store
  • Change of Use Exemption permit from the Cape Cod Commission and local permits for the international headquarters of a not-for-profit organization

Eliza was named an Up & Coming Lawyer in 2010 by Massachusetts Lawyers Weekly and the Massachusetts Bar Association. She also received the 2009 Public Service Award from the Yarmouth Area Chamber of Commerce. Eliza is a member of the Massachusetts and Barnstable Bar Associations. 

An active member of the Cape Community, Eliza presently serves on the board of directors for the Cape Cod Economic Development Council, Inc.
