Mary T. Marshall is a partner in the Real Estate and Finance Department and a member of the Land Use, Permitting and Development practice group. She focuses her practice on zoning, land use and environmental law, with specific expertise in the City of Boston. Mary has represented a broad range of clients, including developers, real estate investment trusts, financial institutions, private companies and manufacturers, private and public utilities and telecommunications providers and many non-profit educational, health care and religious institutions, government agencies and authorities. Her practice involves considerable interaction with other professionals in related disciplines, including architects, engineers, environmental scientists, planners and regulatory agencies.
Mary's representative work includes:
- Representing institutional clients, including hospitals, colleges, and other educational institutions, in connection with complex real estate development matters, involving permitting, construction, and financing of facilities for academic, dormitory, medical research, and hospital purposes, including master planning and permitting for their campuses.
Recent work includes:
Permitting and environmental and land use diligence required for the redevelopment of a former state hospital as a 630,000 sq. ft., mixed-use development, including residential, clinical office, and research purposes for a major Boston teaching hospital.
Site acquisition, permitting, and development of a recently opened 350,000 sq. ft., inpatient cardiac care facility for a major Boston teaching hospital and on-going work on development and construction of a 400 space parking garage and landscaped area above.
Representation of another Boston teaching hospital, which is the center of a healthcare network, in connection with the development of its emergency department, its heating and cooling facility, and its campus master plan.
Developing and implementing expedited permitting strategies for clients in order to obtain permits and approvals and provide for review and compliance with relevant regulatory requirements, with special emphasis on coordinating positive community engagement and relations and working collaboratively with the project’s architects, engineers, and other consultants to develop a clear, cost effective strategy to obtain the client’s intended result, with significant experience within the City of Boston.
Mary is currently a trustee and the secretary for the Trustees of Charitable Donation for the City of Boston, a member of the Trinity Church Preservation Trust, chairperson of The Menino Committee, and a member of the Board of Trustees of Massachusetts Eye and Ear Infirmary. She served as an officer of the 2006 and 2010 Inaugural Committees. She is a past chairperson of the Real Estate Committee for the Catholic Charities Board of Trustees and a former member of the Board of Directors for the Beacon Hill Civic Association.
Mary is a member of the Boston Bar Association, NAIOP, ULI and The Abstract Club. She frequently lectures on real estate topics at the Massachusetts Bar Association, Boston Bar Association and Massachusetts Continuing Legal Education, Inc.
